Airbnb offers a smart pricing tool that helps you select competitive pricing based on local activities, market value and so much more. My rental was about $1700 (yes a one bedroom in a premier location). Stay competitive with hotels and make an account on AirDNA to see what the market rents are in the area and what other Airbnb hosts are charging. Make sure you are offering competitive rates that take into account the area’s average rent and cost of living expenses in general (for example, don’t find yourself charging $120/night for an apartment that would rent for $50/night in another part of town). I love hosting nurses - they rent my place for a minimum of 30 days and pay additional deposits. There are also about 3 hospitals less than 15 minutes away so my rental is the perfect location for traveling nurses.
My rental is next to a huge shopping mall, popular steakhouse and a super busy 4 way intersection. Yes, these locations may have more expensive rentals but this is where the majority of tourists, travelers and commuters will reside. Try to select a community nearby malls, venues, restaurants, the highway exits, hospitals and hotels. Now, you do not have to have multifamily experience to be successful in rental arbitrage but you do have to understand that customer experience will make or break your business. I managed Class A apartment communities and had an excellent team of direct reports so I understand the value of outstanding customer service and going above and beyond the call of duty.
